Finance or operating lease: what is the difference?

Updated October 2026 · 6 min read · Source: Swedish Tax Agency

With a finance lease you carry the residual value and look after the car yourselves. With an operating lease you pay the leasing company to take on that risk and that work. The guide covers the differences, what VAT and accounting rules say, and what happens on the day the car goes back.

Contents, 7 sections
In short
  • Neither form is defined in law. The contract decides what you have.
  • Finance lease: you carry the residual value, the car can become yours. Operating lease: the leasing company carries the residual value, the car goes back.
  • VAT is the same: half the VAT on the lease payment may be deducted, as long as the contract does not count as a purchase.
  • Under K2 all leasing is booked as rent. Under K3 a finance lease may be recognised as an asset, but for tax purposes all leasing is rent.
  • When an operating lease car goes back, you pay for wear beyond the normal, according to the leasing company's care guide.
  • If the contract forces a purchase, the Swedish Tax Agency may treat it as a purchase from the start.

What is the difference between a finance and an operating lease?

The terms do not exist in Swedish law. The industry uses them like this. A finance lease is a way of financing the car: the leasing company buys it, you pay a monthly fee and handle servicing, insurance and tax yourselves. At the end of the contract there is a residual value you are responsible for.

An operating lease, often called a full-service lease, puts more on the leasing company. The residual value is their risk, servicing and maintenance are included in the fee, and the car is returned when the contract ends. Both forms usually run for three to four years.

Under the K3 accounting rules the line is drawn at risk: a contract is a finance lease when the economic risks and benefits of owning the car essentially lie with you. Everything else is an operating lease, and the classification is made when the contract is signed.

Operating leaseThe leasing company carries the residual value. Servicing included. The car goes back.Higher fee, lower risk

Who carries the residual value?

The residual value is what the car is expected to be worth when the contract ends. With a finance lease it is your responsibility. If the car sells for less you pay the difference, and if it sells for more the contract decides who gets the surplus.

With an operating lease the residual value belongs to the leasing company. You hand the car back and you are done, provided it is in the condition the contract requires. This is where the costs tend to come, see the section on returning the car.

A low residual value gives a high monthly fee but little risk, a high residual value gives a low fee and a bill if the market does not hold up. Always ask who gets the surplus.

How does VAT work?

The same in both forms. If you buy a passenger car you usually cannot deduct the VAT at all. If you rent or lease it you may deduct half the VAT on the lease payment, provided the car is used in VAT-liable business to more than a minor extent, that is more than 1,000 km per year.

VAT on running costs, such as fuel, servicing and repairs, may be deducted in full. The passenger car rules also cover a van without a separate driver's cab weighing at most 3,500 kg.

If the contract forces you to buy the car it can count as a purchase, and then the purchase rules apply instead, see below.

50per cent of the VAT on the lease payment may be deducted
100km per year in the business required
0per cent VAT to deduct when buying a passenger car

How is the lease booked?

It depends on which framework you follow. Under K2 there is no difference: all leasing is booked as rent and the cost is spread evenly over the contract period. If you buy out the car, the purchase price becomes the acquisition value, plus any prepaid lease payments left on the balance sheet.

Under K3 a finance lease must be recognised as an asset and a liability on the balance sheet. An operating lease is expensed. A legal entity may, however, choose to report a finance lease as an operating lease too.

For tax purposes it is simpler. All lease contracts are treated as rent, and it is the leasing company that owns the car and takes the depreciation. If you have a higher first lease payment, it must be spread over the whole contract period, not deducted straight away.

What happens when the car goes back?

With an operating lease you hand the car back and the leasing company inspects it. Normal wear is included, but wear beyond the normal is charged on top of the lease payment. What counts as normal is set out in the leasing company's care guide.

Ziklo, for example, counts superficial scratches under 50 millimetres on the upper surfaces as normal wear. Two or more dents on the same panel, and scratches down to the primer that are longer than 20 millimetres, count as abnormal. Tyres must have at least 3 millimetres of tread in summer and 4 in winter.

Read the guide before you sign the contract, not when the car is due back. Missing keys or a lost charging cable are also charged.

With a finance lease the car is sold or bought out at the residual value, so its condition shows in the sale price instead.

What happens if you want to end the contract early is governed by the contract, there is no law giving you the right to break it. Ask about the terms before you sign.

When does the Swedish Tax Agency treat a lease as a purchase?

When the contract is in practice a sale. The Swedish Tax Agency names three cases: you must buy the car or find a buyer when the contract ends, the purchase option is so cheap compared with the market value that buying is the only economically sensible choice, or the seller has an option that is their only sensible choice.

Then the whole contract is treated as a purchase from the start. VAT is charged on the whole amount at once, interest included, and the deduction of half the VAT on the lease invoices becomes wrong after the fact, because buying a passenger car gives no VAT deduction. Forvis Mazars advises setting the residual value close to the expected market value and avoiding clauses that force a purchase.

FAQ

Which is cheapest?

A finance lease has a lower monthly fee, because you carry the residual value and look after the car yourselves. Whether it is cheapest overall depends on what the car sells for and what you spend on servicing. Calculate over the whole contract period, not just the fee.

Can we buy the car out after the lease?

It depends on the contract. An option to buy at the residual value is common with a finance lease, but a contract that forces you to buy or find a buyer can count as a purchase. With an operating lease it is the leasing company's car and their decision.

May we deduct the VAT on the lease payment?

Half, if the car is used in VAT-liable business to more than a minor extent, more than 1,000 km per year. It applies to both forms, as long as the contract does not count as a purchase. VAT on running costs may be deducted in full.

Do we need a full-service lease to get help with servicing and tyres?

No. Servicing, tyres and damage handling can be bought separately or managed with a system of your own. The full-service lease packages it, and you pay for the package however much you use it.

What happens if we drive more than agreed?

With an operating lease, excess mileage is charged according to the contract. With a finance lease, the distance affects what the car is worth when it is sold instead.
